Most Expensive & Cheapest Areas in Liverpool to Live
Whether it be the city’s thriving music scene, the success of Liverpool Football Club in winning the Premier League or simply the friendliness of the people, there are numerous different reasons for someone to want to move to Merseyside.
If that is the category that you find yourself in, or even if you just want to move to a different part of Liverpool to the one that you currently reside in, you will no doubt be keen to know which the cheapest and most expensive areas are that you can buy a house.
Where you end up living will depend entirely on your budget, so here’s a look at where to consider.
The Most Expensive Places
If we’re all honest, we all want to know about the most expensive places that we can live. We all dream of owning a bigger house, maybe with a nice view or perhaps a swimming pool.
Whilst many of us are completely content with where we live, there is also a reason why so many people play the National Lottery on a regular basis. The idea of moving up the property ladder is something that is drilled into us from the moment that we buy a house, if we’re lucky enough to be able to do so, so it is hardly a surprise that so many of us are obsessed with the priciest places to live.

For the purposes of this article, we’re talking strictly about places with an ‘L’ postcode. If you’re happy to consider that the Wirral is part of Merseyside then you might want to explore what’s on offer in the likes of Gayton and Caldy, but otherwise it is places on the other side of the River Mersey that we’re looking at here.
According to the Land Registry, the following places are the ones with the most expensive average house prices across the last 12 months, which we’ll look at here alongside that average price amount. There are the top five most expensive L postcodes:
| Postcode | Area | Average House Price |
|---|---|---|
| L29 | Lunt | £412,500 |
| L38 | Ince Blundell | £398,841 |
| L37 | Formby | £379,680 |
| L18 | Allerton | £356,753 |
| L16 | Broadgreen | £332,951 |
Where’s Lunt?
If you’re wondering where on earth Lunt is, you probably wouldn’t be on your own on that front. The small village is part of the civil parish of Sefton, not far from Sefton Village and found to the west of Maghull. It was actually first documented in the Chartulary of Cockersand Abbey in 1251 as ‘de Lund’, but earlier settlements have also been found through archaeological excavations.
The reason the area is so high up on the list might well be down to the fact that only two house sales were registered during the time that we’re looking at, with both going for decent sums of money.
Treated to superb views of a Barn Owl at Lunt Meadows LNR, Liverpool yesterday. What a bird ☺️👍 #ukbirding

In the area itself, you will be able to find a delightful mixture of 18th-century houses and farm buildings as well as other more modern offerings.
It is this combination of the old and the new that makes it such a lush place to live, whilst its location close enough to the city centre to be able to get in easily enough whilst also being far enough away to ensure that you can enjoy some peace and quiet will always see it close to the top of any list of places to live in Merseyside. It might not boast the ‘Millionaire’s Row’ that Formby can offer, but it is a lot quieter and that can’t be played down.
The Cheapest Places
Whilst we might all dream of an expensive house to live in, the reality is that many of us are shopping on a different list. If you want to get yourself over to Liverpool then you will no doubt be considering any and all offerings when it comes to the houses that are on your list, which is why the cheapest ones will show up for most of us.
This is especially the case if you’re a first-time buyer or if your employment status isn’t quite what you’d like it to be. As with the most expensive, this list is only looking at the areas with an L postcode and here are the top five, along with the average house price:
| Postcode | Area | Average House Price |
|---|---|---|
| L4 | Anfield | £113,882 |
| L28 | Stockbridge Village | £115,854 |
| L2 | City Centre | £122,059 |
| L20 | Bootle | £126,476 |
| L5 | Anfield | £126,553 |
Anfield
As you can see, Anfield is a sprawling area that actually involves several different postcodes. If you looked further down the list, you would also see L6 on it, which also classes as Anfield.
Whilst you might think that the fact that Liverpool Football Club’s home is there might see house prices go up, the opposite is probably more accurate. If you’re a Liverpool fan looking for somewhere to live, however, it would certainly make commuting to the match a much easier process.
